Does my home have to be empty to begin the process?

We will list a home while occupied. We require a move out inspection prior to the new tenant’s move in. We will list an owner-occupied home, a tenant-occupied home, or a vacant home. We will also take over management of a tenant-occupied property with an existing lease agreement.

How much money should I have set aside for expenses?

We recommend three to six months of expenses depending on your risk tolerance.

How do I get started?

To get started, the Property Manager will visit your home to assess its rent readiness and determine a market rental rate. Then, Mississippi Property Managers will need a signed Management Agreement, Listing Checklist (a simple checklist of amenities and special instructions specific to your property), a Form W-9, and a completed ACH form with a voided check. In addition, all utilities will need to remain on through the first day of the lease, the home needs to be professionally cleaned (including the carpets), paint needs to be in good condition, and the yard needs to be maintained. The better a home looks, the better it shows!

Who chooses the rental price for my home?

We will assist you in choosing the appropriate rental rate based on the specifics of your property and comparable homes in the market.
